If you live in Turners Croft or Peel Close, you are a resident of Holmefield.
The estate was built in the late 1960s as part of the University Village for Holmefield Housing Society. It was designed by the University Design Unit to provide a variety of housing choices for a mixed community of university staff, from families to couples and single people. The design won a Department of the Environment award for achieving a balance between good use of land and the concept of shared spaces for all residents with a community centre at its heart.
In December 1982 the properties were sold to tenant leaseholders and Holmefield Properties Ltd came into being. From that time onwards, each property owner has owned one share in the new company. Holmefield Properties Ltd is registered as a Private Limited Company but is treated as a non-profit by HMRC.

Houses and bungalows are freehold properties. The flats and maisonettes (on Peel Close) are leasehold and are managed separately by West Heslington Properties Ltd.
All property owners pay a monthly service charge to Holmefield Properties Ltd for the maintenance of the common parts of the estate, including lighting, the upkeep of roads and paths, trees, gardens and the Community Centre.
The management of the estate is carried out by the York-based company, Mudd & Co. They collect service charges, organise maintenance and manage the budgets. Mudd & Co. take instructions from the Directors of Holmefield Properties. The Directors are responsible for taking decisions concerning the upkeep of the estate. They are appointed annually at the AGM to which all shareholders are invited. One shareholder per property is eligible to become a Director.
There are bi-monthly meetings between the Directors and the Managing Agent. Minutes of these meetings are sent to owners. Informal meetings between Directors also take place when required.
